Smart Capital Center launched Fraud Alerts, which checks borrower submitted commercial real estate financial and operating data for inconsistencies and possible misrepresentation from origination through asset management. It normalizes Excel workbooks, scanned PDFs and unstructured operating statements, compares documents from the same period (such as a rent roll against an operating statement), tracks the same data points over time to flag unsupported changes in leases, rents or occupancy, and reconciles construction draw requests against budgets and inspection reports. Alerts are tagged by fraud type, linked to source documents with a variance report, and can be prioritized, dismissed or annotated on the asset record.
Our readCRE lenders can look for phantom occupancy, inflated income and similar manipulation across a whole portfolio rather than in sampled reviews, with a documented trail for each alert. The fraud scenarios on the page are illustrations rather than customer results, and no lender is named as using the feature.
